Let’s Get Together!

Give me a few hours of your time, either in person or virtual. I will evaluate each room and provide you with a written marketing assessment of your home which will include a detailed recommendation to make each room and outdoor space more appealing to your potential buyer. If you decide you don’t have the time or simply don’t want to perform the work yourself, let me do it for you! If you move forward with our staging services, the consultation fee will be deducted from the cost of the job.

2. Occupied Home Stage

Accessory Stage

This stage is for clients who are occupying their home during the listing process. Using what the client already has and rearranging existing furniture and décor. Recommendations will be made for depersonalizing and decluttering spaces. Provisions of additional furnishings and décor may be needed to achieve the look we wish to maximize your home’s selling potential.

3. Occupied Home Stage with Storage

Perfection Every Step of the Way

This stage is also for clients who are occupying their home during the listing process.  This stage incorporates decluttering and removing unappealing furnishings and items while the home is on the market. The furnishings will be removed by my crew and stored off-site at my storage facility. This stage includes rearranging and utilizing pieces the client already has and adding additional furnishings and décor to achieve the look we wish to maximize your home’s selling potential.

4. Vacant Home Stage

Anything But Ordinary

Statistics show that a vacant home will sit longer on the market than a furnished home. This stage may be to fully furnish and decorate a vacant home, or the seller may select key rooms they wish to have staged. As a potential buyer scrolls through the MLS listing or walks through during a showing, a vacant home can look cold and unwelcoming. Staging will help the potential buyer better envision their lives in the home. I will design a beautiful concept for your home and supply all of the furnishings and décor to achieve the best look for your home’s maximum selling potential. Every item will be strategically placed to entice and pull at the heartstrings of the potential buyer. My team will deliver and set up furnishings and décor for staging and remove the items once the sale is complete.

HOME STAGING FAQ

What can I expect my ROI to be if I choose to stage my home?

Statistics show that staging is worth the investment! A recent study by the International Association of Home Staging Professionals (IAHSP) states that home staging helps a home sell 3 to 30 times faster than a non-staged home. According to data from Real Estate Staging Association (RESA), with an average investment of as little as 1% of the sale price put towards home staging, about 75% of sellers saw a ROI of 5%-15% over asking price on a well staged home. For sellers who decide not to stage the survey performed by the IAHSP states that the average price reduction on an un-staged home was 5 – 20 times more than the investment in home staging would have been. Selling your home is possibly one of the most important decisions you will ever make. Every home deserves to be presented in it’s best light. Home staging will ensure that your home will sell for its maximum profit potential!

Why stage a vacant home? Isn’t it easier for buyers to see the rooms empty?

ABSOLUTELY NOT! Empty homes can look drab, uninteresting and very uninviting. It is difficult for the potential buyer to emotionally connect to a home that is cold & unfurnished. Empty rooms will guide your potential buyer’s eye to the negative aspects of the room(s). Staging will minimize the negative aspects of the space and accentuate the positive features of the home. Staging provides a template for the buyer to envision where their family would watch TV, or a space they could use as a quiet reading area. Updating the home with on-trend furnishings and décor particularly in the master bedroom, kitchen and living room will engage your prospective buyers by showcasing a beautiful, move in ready home.

Does staging really help sell a house faster?

Yes, staging helps homes sell faster by making them more visually appealing and easier for buyers to imagine living in. Staged homes often attract more online views, showings, and stronger offers compared to unstaged properties.

Can you stage a home that is still occupied?

Yes, occupied home staging is common. Stagers work with existing furniture and may add or remove items to improve flow and appearance. Decluttering, rearranging, and neutralizing décor are key steps in occupied staging.

Does staging increase home value?

Staging doesn’t change the appraised value, but it can increase perceived value. Buyers are often willing to pay more for a home that looks move-in ready, well-maintained, and visually appealing.
